Land Banking "Gets Results" in down markets!

Here is some of the historical data;  In 1977 $60,000 bought a nice house in silicon valley or orange county. 30 years later in 2007, that same house sold for about $700,000, that’s 11.7 times your original purchase… or an Annualized Rate of Return of 8.53% -                                                                           This has already happened.

Back then, just 3 to 5 miles away, you could’ve bought 5 acres of pre-developed land for the same $60,000 - that’s $12k an acre. In 2007 those acres sold for from $1 to 2 million an acre. So 5 acres was $5 to $10 million dollars!  83 to 167 times your original purchase or an Annualized Rate of Return of 16% to 18.6%. 
This has already happened.

Where we are selling land now – the 2007 numbers have an overall average of 31% and an annualized rate of 42%  covering all the sales in a 13 year period from 1994 to 2007, which was certified by a 3rd party CPA that the calculations and methods used meet acceptable standards and could be duplicated. 
(8,915 sales were made in the area in that time). 

The 42% fell to 40% after adding the 2008 numbers. 
Again, this has already happened!

Now let’s not even consider the 40% above, and let’s just use the 31% instead. If $60,000 today can grow at 31% for 10 years you could have $893,026 and in 15 Years you could have $3,445,249 and in 20 Years you could have $13,291,596 !  
Now be honest… isn’t that worth a look?
